Documents Accepted for Income Verification
1. Copy of current earnings statements, showing one current month of income (i.e. two statements if paid bi-weekly, etc.). Base pay must meet the 3x requirement. Overtime is not counted because it is not guaranteed.
2. If Applicant is self-employed, we require the first two pages of the most recent tax return attested by a CPA, attorney, or other tax professional. Cannot be self-prepared, must be signed. If self-employed or qualifying with a 1040, adjusted gross income (AGI) must be three times the monthly rent. 1040 must reflect a full calendar year of self-employed income. We also require a Profit and Loss statement from the end date of the last 1040 running through the date of application and certified by the tax preparer.
3. If Applicant is an employee of a company they own, we require the following: a Copies of current earnings statements showing current full month of income. b. Most recent W2. c. Profit and Loss Statement signed by the tax preparer running from the end date of most recent W2 through the date of application. d. The first two pages of the most recent 1040, signed by all parties and not self prepared.
4. If Applicant is starting a new job and does not yet have earning statements, submit a copy of the offer letter that is signed by both parties, and that includes the start date, agreed upon compensation, full- or part-time status, and supervisor’s contact information.
5. If Applicant is using child support to meet income criteria, please submit the following three documents: a. Copy of the signed court order with the pertinent pages showing the amount and how long it is to be paid. b. Copy of the statement sent by the OAG reporting the funds have been sent. c. Documentation that the funds are being received, two current month’s worth. Two current bank statements with your name and showing deposits from OAG can be sufficient.
6. If Applicant is using social security to meet income criteria, please submit the most recent year’s Benefit Statement (SSA-1099 or SSA-1042S).
7. Unemployment benefits are not counted because that income is temporary.
